Show Me the Numbers

We are a transparent company--this means no secrets and no special deals.  If you are new to the industry you may not know why that matters.  At KW, everyone has the same "value" to the company in terms of what they generate in company dollar.  In a traditional brokerage model, an agent who is a top producer may contribute a lot more company dollar than a newer agent. This can sometimes lead them to having strong influence on the leadership and decision making for the company, even if it's not in the best interest for all the agents. Instead at KW, ALL agents are on the same commission plan and contribute the same company dollar. Period. And our Agent Leadership Council (ALC) makes all the big decisions for our company.

Summary:

Fee to Join KW: $50; $25 for annual renewal

Monthly Fee: $105 (CRM, marketing technology, E&O)

Commission Split: 70/30 (until cap reached, then 100%)

Total Cap: $17,000 ($14,000 company dollar + $3,000 KW franchise fee) 

Transaction Fee: $150 (paid by agent or client, your choice but be consistent)

Low Start-Up Investment - There is a $50 startup fee to join the KW company, which is what the corporate office charges to process paperwork and add you to our systems.

Monthly Fee - Agents pay $105 per month to cover technology expenses including the award-winning Command CRM Platform,  Marketing and Design Program, Goal Tracking and Accountability Program, E&O Insurance, personal website, personalize mobile app, Scott LeRoy Marketing, tech support, and a variety of other tools!

Capped Company Dollar Model - Every KW franchise (called a "Market Center") is slightly different based on their local economic conditions. Our company dollar (i.e. "cap") is only $14,000. This is paid on a 70/30 split (70% to agent, 30% to company) until the company reaches $14,000, then the agent no longer has to pay the 30% split to the company for the remainder of their 12-month period.  If you do not reach the "cap" amount in 12 months, then you DO NOT have to make up the remainder. Your cap will simply reset to the original $14,000 when your next 12-month cycle begins (usually on your hire anniversary date). NOTE: Agents who have been with us for at least one year have the option of an 80/20 commission split! 

Capped Royalty Model - Because we are a franchise, we pay a franchise fee on each transaction to have the privilege of using the resources and power of a larger brokerage.  This fee is paid at the rate of 6% of the transaction side on each transaction. However, this also has a cap at $3,000.00 for each 12 month period. Just like company dollar, if you do not reach the "cap" amount in 12 months, then you DO NOT have to make up the remainder.  

Transaction Fees - We collect a $150 transaction fee per closed transaction, paid by the agent OR the client (your choice, but you must be consistent).  This fee is used to support our incredible staff and other administrative costs.  With a slim company dollar model, this helps us hire and retain some of the best staff in the industry.

Office Spaces - Each of our locations have nicely equipped workstations that most agents are comfortable using, as well as conference rooms that can be reserved. Agents are NOT required to have their own office.  However, if an agent does want their own private space, offices can be rented based on square footage.  Cubicles average $50 and offices generally average $105-200 per month.
